Who is the Premium plan for?
Our premium plan is designed for people that want to rent their property without administration & payment hassles, but want to take care of the practical side themselves. Globexs takes care of the commercial site of the rental, but the owner takes care of the practical arrangements such as checkin, checkout, and cleaning. The owner enjoys the security of a reputed rental agency whilst keeping full control of his property.
What is the relationship between Globexs and the owner?
The owner is a Globexs customer and Globexs will always defend the commercial interests of the owner. However, everything related with property management is handled directly by the owner. Globexs has no 24h emergency number nor dedicated account manager for the owner, and all commercial matters will be handled during office hours by the rental team.
Commercial services
Owners enjoy the following commercial services:
- Styling & furnishing advice from Globexs: The apartment needs to meet the Globexs quality standards and Globexs helps the owner prepare the apartment.
- Globexs signs a (non-exclusive) intermediation contract with the owner, which allows Globexs to promote the apartment.
- Globexs publishes the apartment on globexs.com and offers it to potential tenants.
- Potential tenants are presented to the owner and the owner needs to approve every booking.
- Once approved by the owner, Globexs takes care of the rental contract.
- Globexs coordinates the checkin process with the owner.
- Globexs manages the deposit and the monthly payments. The tenant pays to Globexs and Globexs pays the owner every month.
- Globexs is the contact person for both tenant and owner during the stay.
- Globexs coordinates the checkout process with the owner.
- In case of damages Globexs coordinates the deposit report and the return of the deposit.
Property Management services
Globexs coordinates with the owner the checkin – checkout process. However, the owner takes care of the property management part of the rental: Cleaning between 2 guests, checkin and checkout. Globexs does not do an inventory.
What happens in case of problems?
The owner is a Globexs customer and Globexs will always defend the interests of the owner. However, the relationship is limited to the commercial part of the rental. Everything related with property management is handled directly by the owner. As opposed to the Superior plan, an owner with a Premium plan has direct contact with the tenants. When a problem occurs during the stay the tenants will contact the owner directly. Since we do not do an inventory, nor visit the apartment before every checkin, we do not get involved in disputes over damages, during or after the stay. Even though we will always defend the interest of the owner, in case of damages, the role of Globexs is limited to translations between owner and tenant. We do not get involved in communications with insurance companies, etc.
Owners who want Globexs to take care of everything should consider the Superior plan. If an owner signs a Superior plan, Globexs takes care of everything, and acts on behalf on the owner in case of problems.
Cost for the owner
The Premium plan involves 2 costs for the owner:
- Yearly publication cost of 99€
- A service fee of 2% per booking.
