What is included in the rent and what if the tenant uses too much energy?

The rent that the owner wishes to receive is determined in consultation with Globexs, and may vary for each contract, depending on the length of stay. For each rental, its price (including all expenses such as water, electricity, gas, Wi-Fi, community fees, taxes, etc.) will be negotiated between Globexs and the owner.

During the rental period, Globexs will collect the rent in the name and on behalf of the owner from the tenant.

The owner will bear the cost of utilities such as electricity, gas, water, television, property taxes, and maintenance and repair costs. In the case of energy expenses (electricity + gas), expenses that exceed a certain amount per month (contractual) will be paid by the tenant, either monthly or quarterly.

What include the energy costs?

Standardly the energy costs include only electricity and gas.

How about water?

Water is always included in the all-in rent agreed at the start of the rental. Only when excessive consumption can be demonstrated can a claim be made for the security deposit. When consumption is more than double the normal consumption, we speak of excessive consumption and the owner can make a claim on the deposit.

How about wifi?

Wifi is never included in the energy costs, and a standard wifi connection is always 100% included in the rental price. If the tenant wants an upgrade and a faster connection, the extra cost can be negotiated with the owner.

What if the tenant spends too much energy?

The energy costs are limited to a monthly maximum that is agreed upon in the rental contract. If the tenant consumes more energy he will have to pay the difference. This extra cost will be monitored by the owner and the Globexs rental agents, and claimed to the tenant either monthly or quarterly.

How are the energy costs calculated?

The owner is obliged to justify the extra energy costs with invoices, and these must be sent to Globexs monthly. Energy bills that are more than 3 months old cannot be taken into account, nor can payment be demanded from Globexs or the tenant.
