Only the following cases are considered emergencies:
-You are locked outside. This intervention is subject to a charge of 150 € + VAT + the cost of the locksmith.
-You have a security problem related to the flat (for example, you suspect that there is a gas or water leak)

Between 22:00 and 08:00: We do not have staff on duty at night. For any emergency, please call 112.

House rules

Welcome to the Madrid Coliving by Globexs! We are thrilled to have you as part of our community. To ensure a harmonious and productive living environment, please adhere to the following house rules:

General house rules

Respect and consideration

Respect: Treat fellow residents, staff, and the property with respect and consideration at all times.
No smoking of course

Noise levels

Maintain a quiet and professional atmosphere. Avoid loud noises, especially between 10 PM and 8 AM.
Parties are not allowed.

Visitors

No overnight guests: Visitors are not allowed to stay overnight.
Visiting hours: Visitors are permitted between 10 AM and 8 PM. Ensure they do not disturb other residents.

Cleanliness and maintenance

Cleanliness: Maintain cleanliness in your own room and all shared spaces. Regular cleaning of your room is expected.
Waste disposal: Dispose of garbage and recycling properly and regularly. Follow the Globexs guidelines.
Maintenance issues: Report any maintenance issues or damages to the Globexs staff immediately.

Security

Lock doors: Always lock your room door when leaving and ensure the main apartment door is securely closed.
Personal belongings: Keep valuable items secure. Globexs is not responsible for any loss or theft.

Communication

Respectful communication: Communicate respectfully and promptly with both fellow residents and Globexs staff.
Conflict resolution: Address any conflicts or issues calmly and respectfully. If needed, seek assistance from the Globexs staff.

Room use

Private space

Each resident’s room is their private space. Respect others’ privacy and do not enter another resident’s room without permission.

Eating in rooms

All meals must be consumed in your own room. The shared kitchen is for preparing meals only. It is not permitted to consume meals in the coworking space.

Garbage

Do not leave garbage or dirty plates in your room.

Shared spaces

Bathrooms

The 2 shared bathrooms must be kept clean and tidy. Do not leave personal items in the bathrooms and clean up after use. Do not leave personal items in the bathrooms.

Kitchen

Clean up immediately after cooking or using the kitchen facilities. Do not leave dirty dishes or food out.

Coworking space

– The coworking space is for professional use only. No leisure activities are allowed.
– Keep noise to a minimum to ensure a productive environment for all residents.
– Use the printer, desks, and other equipment responsibly. Report any issues to the Globexs staff.
– Do not leave personal items or trash in the coworking space.

Garbage disposal

The concierge of the building will collect garbage from the stairwell landings Monday to Friday from 6.30 pm. Neighbors should not take them out before that time. If they must be absent before that time, as well as on weekends and holidays, neighbors must deposit the garbage directly, in closed bags in the containers located in the garbage rooms of each staircase. 

The concierge is only required to collect the garbage that goes into the brown(organic), orange(general) and yellow(containers of all types) bins. 

Paper, cardboard and glass waste must be deposited by the neighbors in the recycling containers located in the street. Do not leave them on the stairway landings or in the rooms with containers on the property.

About the check-out process

Presential check-out

Check-out is presential and the keys are to be returned in hand to a Globexs staff member. Make arrangements well in advance for the check-out date.

How to leave your room at check-out

You must leave your room clean on your departure. You are not obliged to wash the sheets and towels (some accommodations charge a one-off fee to cover this cost), but garbage must be taken out of your room.

Your personal items in the kitchen and bathrooms must be removed.

In case the room is left very dirty, an extra cleaning fee may be charged. The amount of the cleaning fee will be decided by the flat owner (minimum 60 € + VAT) and will be communicated to you by Globexs (read our terms and conditions).

Do you need help cleaning the room before you leave?

If you need us to help you clean your flat before your departure, please do not hesitate to contact us. We can send cleaning staff. The cost is 20€ + VAT per hour. This is the easiest way to finish your wonderful stay with us without worrying about this matter.

About the deposit

Read all about our deposit policy in our terms and conditions. The deposit will be returned by bank transfer after check-out, but only if you have completely fulfilled your obligations as a tenant. If there is no damage to the property, if the house rules have been respected and the property is left in the same condition as on arrival. The deposit will be returned as soon as possible but it can take up to a maximum of 30 days after departure, because you have to wait for the last month’s utility bills.

Reasons why the deposit may not be returned.

  • If the room is left dirty.
  • If there is damage to the property caused by improper use
  • If you have not respected the house rules set out in the rental contract
  • If you have consumed more energy than is included in the rental price. The rental price of a flat usually includes a maximum energy cost.
  • In case of payment problems. For example if your payments are subject to a commission from paypal or any other financial institution, and Globexs does not receive the full amount. Or if there is a penalty for late payment during the stay.
  • If there are issues not reported during the 24 hours after check in to info@globexs.com .
  • Missing items (towels,etc).
  • Stained bedlinen

In the event that (a part of) the deposit cannot be returned, Globexs will draw up a deposit report to explain the reason for the non-return. In this case, the tenant will also be charged an administrative fee between 50€ – 250€.

Maintenance reports

Our team carries out maintenance reports between one stay and the next. Please report anything you find in the property to the maintenance staff as soon as you see it. Honesty and transparency is one of Globexs & Nestor Property Management’s core values, so please let us know if you have accidentally broken or misplaced anything.
