Why is my monthly payment different from the rental contract or listing price?

When it comes to temporary rentals, Globexs invoices both tenants and owners. As a result, the monthly amount an owner receives can differ from the price stated in the rental contract or listed on the website.

Owner price vs. tenant price:

When an accommodation is listed, Globexs agrees on a monthly rental price with the owner. In general, the final rental price charged to tenants is between 10% and 20% higher. This is how our business model works. 

Depending on the client, Globexs may charge:

  • a monthly commission, 
  • a one-time agency fee, 
  • or, in some cases, both apply.

The final price paid by the tenant depends further on: 

  • the type of client (private person or a company),
  • the number of apartments the client rents,
  • the duration of the stay,
  • the number of guests,
  • and other commercial conditions specific to the client.

This is also why the monthly rent may vary for different bookings of the same property. 

Globexs publishes reference prices for each property for commercial reasons and transparency. There is no fixed formula behind the prices listed on the website. 

Rental prices are explicitly negotiated and agreed with the owner for each reservation. In practice, the published price is rarely the final price paid by the tenant.

What else can affect my monthly payment?

Service fee
Globexs charges owners a service fee of 2% (Premium) or 10% (Superior). This fee is automatically deducted from each payment and invoiced monthly.

Publication fee
Owners on a Premium or Superior plan are charged a yearly publication fee of €99. This fee is billed in January and, if the property is rented at that time, it is deducted from the rental income.

Property management costs
If the owner has contracted Nestor Property Management SL for maintenance, these costs are deducted from the rent. Although this is a separate company from Globexs, the amount is withheld and transferred on the owner’s behalf.

First & last month pro rata calculation
If the first or final rental period does not cover a full calendar month, the rent is calculated proportionally.

Linen fee
Tenants pay a one-time linen fee of €150 with the invoice for the first month’s rent. As a result, the first monthly payment is €150 higher.

What documents should I use for tax and accounting purposes?

As a result, for tax and accounting purposes, owners should not rely on the rental contract, but instead request an official income statement from Globexs. This income statement provides a clear overview of rental income versus expenses and shows what the owner actually earns.
