Check in instructions

We will meet and greet you on arrival and will show you the apartment and appliances (Check in times: between 8 am to 8 pm). If you’re traveling by plane, please let us know your flight number so we can monitor for any delays.

Customer service outside office hours
We do not have staff on duty at night. For any emergency, please call 112 or 101.

House rules

Energy consumption
Energy is extremely expensive in Belgium, so please make responsible use of it. Normal energy usage is included in the rental price, above average usage will be charged. Please close windows and doors when using heating and do not use heating at night or when absent.

Neighbours
Please be aware that the property is a genuine residence surrounded by neighbours and the rules of the Homeowner’s Association have to be respected. The noise has to be kept down to a minimum between the hours of 21:00 and 10:00. Parties are prohibited.

Illegal activities
Annoying, unhealthy, harmful, risky, and illegal activities are forbidden. It is not allowed to disturb the peace and dwelling in the building and must refrain from activities that may disturb the peace of residents or neighbours. It is not allowed to consume drugs in the apartment.

Rubbish disposal and cleaning
An effort has been made to prepare the rented property for the tenant to ensure that the tenant feels as relaxed and comfortable as possible during the stay. The tenant is obliged to treat the rented property with care so that it is left at the end of the rental just as he/she found it at the beginning. The rubbish needs to be disposed of as indicated by the owner on check-in.

Smoking
Smoking is strictly prohibited in the apartment and in the building. A penalty of 500€ will be charged in case of smoking in the accommodation.

Keys
Always fully lock the main door of the rented property using the key, when going out. When a set of keys is lost a penalty of 250€ will be charged, on top of the cost of making a new copy.

Temporary residence
The Globexs apartments are only intended for use as a temporary housing accommodation. The tenant is not permitted to make it his/her principal or main place of residence unless specific permission is given in writing. The property cannot entirely or partly be sublet or made available to third parties, nor can the rent be transferred to third parties.

If the tenant fails to meet the obligations stated above about the intended use of the property, the owner will consider this as a serious shortcoming, which entitles the owner to invoke the automatic dissolution of the agreement without prior notice and to charge the sum of a full month’s rent as a penalty to the tenant. Moreover, in that case, the owner is also entitled to claim damages, such as material damage and taxes to which the owner would be bound by the mere fact that the property is rented for a professional purpose or if the property is used as a principal or main place of residence.


Additional cleaning during your stay

Depending on the exact location of your rental you can hire Sukasa for additional cleaning during your stay. Sukasa is part of the Globexs group. You can hire Sukasa for extra cleaning during your stay at the price of 35 € +VAT per hour.

Check out instructions

Non presential check-out
Check-out is usually a walk-out check-out unless otherwise agreed with the owner or a Globexs agent. This means that you have to check-out before 11 AM and you can leave the keys on the table and lock the door when you leave the flat.

How to leave the flat at check-out
You must leave the flat clean on your departure. You are not obliged to wash the sheets and towels (some accommodations charge a one-off fee to cover this cost), but you must clean the flat before you leave:

  • Dishes must be washed
  • You are not allowed to leave the dishwasher with dirty dishes
  • Garbage must be taken out of the flat.
  • The refrigerator must be emptied.
  • The oven and microwave must be cleaned.
  • Floor of the apartment has to be cleaned
  • Terrace in case there is one
  • The bathrooms must be cleaned

About the deposit
Read all about our deposit policy in our terms and conditions. The deposit will be returned by bank transfer after check-out, but only if you have completely fulfilled your obligations as a tenant. If there is no damage to the property, if the house rules have been respected and the property is left in the same condition as on arrival. The deposit will be returned as soon as possible but it can take up to a maximum of 30 days after departure, because you have to wait for the last month’s utility bills.

Reasons why the deposit may not be returned

  • If the flat is left dirty.
  • If there is damage to the property caused by improper use
  • If you have not respected the house rules set out in the rental contract
  • If you have consumed more energy than is included in the rental price. The rental price of a flat usually includes a maximum energy cost.
  • In case of payment problems. For example if your payments are subject to a commission from paypal or any other financial institution, and Globexs does not receive the full amount. Or if there is a penalty for late payment during the stay.
  • If there are issues not reported during the 24 hours after check in to info@globexs.com .
  • Missing items (towels,etc).
  • Stained bedlinen

In the event that (a part of) the deposit cannot be returned, Globexs will draw up a deposit report to explain the reason for the non-return. In this case, the tenant will also be charged an administrative fee between 50€ – 250€.
